Ekta Tripolis three towers at night over the Goregaon West skyline

About Ekta Tripolis

Ekta Tripolis is a trilogy — Skypolis, Caliopolis and Theopolis — of 36-storey residential towers in Goregaon West, built around the idea that a home should do some of the work for you. Apartments come with smart-home automation as standard, and the towers hold a Platinum green-building pre-certification that shows up in cooler interiors and lower running costs.

The amenity set is led by an infinity pool, the Club Alpha fitness centre and a sky lounge, with 24-hour security and high-speed elevators underneath it all. For buyers and tenants who want a building with presence — the kind you can point out on the skyline — this is it.

Inside the residences at Ekta Tripolis

The 2, 2.5 and 3 BHK layouts are open-plan with contemporary interiors and premium finishes; master bedrooms carry ensuite bathrooms, and large balconies frame sweeping views across Goregaon's green belt.

Modular kitchens with durable countertops and dedicated utility areas come fitted, and every home includes the automation layer — lighting, appliances and access controlled from a single interface — plus 24/7 power backup for the essentials.

Source: Maharashtra Department of Registration & Stamps (IGR). Covers registered sale documents from 2013-04-16 to 2026-07-22. Areas are built-up, as recorded in the register, which runs roughly 16% above the RERA carpet area quoted in the approval documents — the two are different measurements and are not comparable. Years with fewer than three registered sales are omitted rather than shown as a median of one. Shops and ground-floor retail are excluded. How this dataset was collected, and what we never publish.

Your assumption — not a forecast

Nobody knows what Mumbai does next, and we are not going to pretend otherwise. Set a growth rate and the arithmetic runs. It starts at 5.6%, which is what this home type actually did between 2019 and now — past behaviour, not a promise about the future.

In 5 years, if that holds
₹3.68 Cr
In 10 years, if that holds
₹4.83 Cr

Compounding 5.6% on today’s estimated value. It assumes nothing changes — no rate move, no supply, no cycle — which is never true. Property can fall. Treat this as arithmetic on your own assumption, not advice, a valuation or an expected return.

The 2019 price is a fact: the median of 15 registered sales of this size that year. Today’s value is an estimate — the median of 61 same-size homes registered in the last three years. Rent is this building's most recent median across 6 registered leases, not matched to this size — too few leases exist at this size to say more. Rent totals assume continuous letting. Nothing here accounts for stamp duty, registration, maintenance, brokerage or tax, so the gain is gross. Areas are built-up as the register records them. Both figures describe the same sale. The compounded rate is the one worth comparing against anything else you could have done with the money. “Registered purchase” means the earliest sale we hold in the register for that home — for a flat bought before completion, the amount was paid against a construction schedule rather than in one payment. Rent shown is the registered leave-and-licence figure where one exists, and assumes continuous letting, which is an estimate. Source: Maharashtra Department of Registration & Stamps (IGR).
