Registered transaction prices
1,542 registered flat sales across 3 buildings in Goregaon West, 2011 to 2026, taken from the Maharashtra Department of Registration & Stamps. These are prices flats actually sold for. They are not asking prices, and they are not our estimates.
What a registered price is, and why it is different
When a flat in Maharashtra changes hands, the sale is registered with the state and the consideration is recorded in the Index II document. That figure is the price the buyer and seller signed for, filed with a government department, and used to compute stamp duty.
An asking price is what a seller hopes to get. It is what every property portal publishes, because it is what a seller types into a listing form. The two numbers are not the same number, they are not usually close, and only one of them is evidence.

Areas are built-up as the register records them, which runs roughly 16% above the RERA carpet figure. A built-up area and a carpet area are never printed beside each other here without saying which is which.
Where it came from
The Maharashtra IGR free-search portal (freesearchigrservice.maharashtra.gov.in), Index II records, searched property-number first — year, district, tahsil, CTS number.
Captured by hand.The portal is CAPTCHA-gated, and we do not read, OCR, solve or outsource that CAPTCHA, and we do not crawl it. A person runs each search and solves each challenge, and our tooling’s job is provenance and capture, not automation. That is slower than a scraper and it is the reason this data exists at all rather than existing as a terms-of-service problem.
Updated when a new capture runs. There is no nightly job and we will not pretend there is one. The register is the authority; this is a snapshot, and every figure on the site carries the date range it was drawn from.
What we never publish
Registered records carry the names of the parties and the flat number. None of that appears anywhere on this site, and this dataset is not those records — it is aggregates computed from them.
No single transaction is published beside an address. A cell with fewer than threesales in it is not published at all, so a median can never be one family’s price wearing a statistic’s clothes. Where a home we are selling is placed in its building’s price history, it is placed in a five-floor band and never on its actual floor.
The reason is specific rather than squeamish: a buyer who can look up what the seller paid walks into the negotiation holding it. The band is what lets the register and a live asking price sit on the same page honestly.
Known gaps
- Three buildings, not a market. Kalpataru Radiance, Ekta Tripolis, Imperial Heights. Goregaon West has many more. We publish the ones we have captured.
- Coverage is uneven. Imperial Heights has 62registered sales against Kalpataru Radiance’s 957. A thinner building supports fewer statements, and the three-sale floor removes the rest.
- Recent months lag. Registration is filed after the deal closes and our snapshot is taken after that, so the most recent weeks are always incomplete.
- Typologies are documented only where a mapping exists.The register records an area, not “3 BHK Eleganz”. Where we cannot map one to the other we publish the area and say so.
- Estimates are labelled. A current value derived from recent sales of the same size is an estimate, not a registered price, and is never presented as one.
Licence
The underlying records are public documents of the Maharashtra Department of Registration & Stamps. The compilation is not. Selecting, cleaning, matching and aggregating these transactions into per-building series is our own work.
